Message From The President 3/25/26

MESSAGE FROM GARY JESSEL, PRESIDENT

I want to begin this message by complimenting the Castle Team of Rudy and Alex regarding how they have handled the issue where the Building 4 fire suppression system water supply pipe coupling dislodged resulting in a failure of that system and also causing a significant amount of damage to our elevator and other rooms and equipment in that area. Also, a shout out to Karel from Provident and Chris from Castle who were quickly on the scene to help stop the water flow and our Vice President Dave Turner who was on the property and monitored the situation for our Board with Rudy and Alex.

Rudy and Alex have sent out updates to our owners about this situation so I am not going to be redundant and repeat that information. If you have not been receiving these updates please contact Alex at Castle at opmanager@castlegroup.com so she can update your information in their system.

There are, however, a couple of points to reiterate. During the course of this, Security has continuously been in “fire watch” mode to insure the safety of our building and occupants. Unfortunately, the elevator received extensive damage. We have prioritized getting the elevator back to operational status and Castle will be sending out updates to keep you informed. In the meantime, if you or your guests need any assistance regarding help with items such as carrying bags up to units, etc. please tell Security as you or your guests check in or call 305-432-5421 for help. Also, the Board, based on Rudy’s recommendation has employed a private adjuster to represent Building 4 to insure that we receive proper compensation from our insurance company. I arrived on site on Friday and have had numerous meetings with everyone involved. Needless, to say it’s been a very interesting couple of days.

Yesterday, notices were sent out regarding the increase in HOA fees that were adopted by the previous Board of Directors. There are two notices. One for the second quarter (April through June) and another for the difference for the first quarter (January through March) that was billed and the increase. Specifics of this are included in the notice. Again, if you don’t receive this, contact Alex at Castle at opmanager@castlegroup.com. Please remember that the current Board of Directors did not authorize the increase in your HOA fees and are committed to immediately investigating areas where cost savings can occur.

On that note, I have formed a Financial Committee of myself, Dave Turner, Mark Banks, Joe D’Amato and Ben Pernitzke with the charge of analyzing recent spending to see where possible cost reductions can occur. Castle is currently assembling budgets and actual spending for the past couple of years to supply to the committee to begin this process. Castle has also committed to begin the 2027 budget process in May so there is plenty of time to have a budget in place with owner input before years end. Although your current Board inherited this situation we have prioritized the financial well being of Building 4 and we will be updating you with our progress and what we are discovering.

Please remember that you own in the best building in Ocean Pointe and long term I believe it will be a great investment.
